Median ₹/sqft, 1, 3 and 5-year change, asking-to-registered spread, and the gap between a project and its own corridor.

Gross and net yield after maintenance and tax, price-to-rent, lease comparables, and what a realistic vacancy month does to the return.

New launches, unsold inventory, months of overhang, and completions due in the next eight quarters within a 3 km radius.

Quarterly absorption, absorption against launches, resale velocity, and days on market. This is the number that tells you whether you can get out.

RERA standing, title and encumbrance, developer delivery history, delay rate on their last five projects, and live litigation.

Metro and road timelines with their slippage history, employment nodes within a commute, and what the corridor looks like if nothing gets built.
